Landlord EICR Reports: common questions

How often does a landlord need an EICR?

In England, private landlords must have the electrical installation inspected and tested at least every five years, or sooner if the last report says so.

Do HMOs need an EICR?

Yes. HMOs are covered by the same private rented sector rules, and your local council may add its own licence conditions, so check those as well.

What if the report finds faults?

Faults are coded by how serious they are. Anything coded as dangerous or potentially dangerous has to be put right within 28 days, or sooner if the report says so. Nick can quote for the remedial work and re-test afterwards.
