An EICR (Electrical Installation Condition Report) is a safety inspection of the fixed wiring in a property: the consumer unit (fuse box), cabling, sockets, switches and light fittings. A qualified electrician tests the installation and reports on its condition.
Who needs one?
Landlords of private rented homes in England must have the electrical installation inspected and tested by a qualified person at least every 5 years, and give a copy of the report to tenants. If the report shows work is needed, it has to be carried out within the time the report sets.
Homeowners aren’t legally required to have one, but a check about every 10 years, and whenever you move into a new home, is the usual recommendation.
Businesses commonly need a report every 5 years or less, depending on the premises and how they’re used. Insurers and landlords may also ask for one.
When is a good time to get one?
- You’re buying or selling a property
- The wiring is old or you don’t know its age
- You’ve had tripping, flickering or burning smells
- You’re planning an extension, new kitchen or EV charger
What does the report say?
The report lists any observations and grades them. The result is either satisfactory or unsatisfactory. An unsatisfactory result means something needs fixing before the installation can be considered safe. A good electrician will explain each item in plain English, and quote for putting it right if you’d like.
